These contemporary-style houses are located on the Black Sea coast in the Khosta district of Sochi, on a steep site, so terraces were formed for these plots. The two houses have similar volumetric and space-planning solutions, as they were developed for sale. Only the specific plot and the ground floor differ. Both houses face the sea with façades that have large glazing areas, and with terraces covered by pergolas. Each house has a swimming pool.
Construction process
Both houses are currently under construction. In the video you can see short clips from the site: the reinforced-concrete frame with retaining walls has been fully cast, except for the pool shell.

Façade
The main light volume is clad with natural limestone panels with a sawn finish. The stair block facing the driveway, as well as some other elements, is clad in dark grey polished granite. The ground floor is finished with wood-effect HPL panels. The windows facing the terraces and the pool are sliding, to allow the interior rooms to be combined with the terrace and courtyard space.
Terraces
Because both houses are situated on a very steep slope, they have excellent views, so it was important to make full use of this advantage. Each floor has large glazing facing the sea, and the pergolas protect the interiors from the harsh southern sun. The roof is an accessible/usable roof. All terraces have glass balustrades so as not to block the view.
