Penthouse in the spirit of Scandinavian and Japanese restraint

The design is based on light wood, natural fabrics and a calm palette. Clean, minimalist forms without visual noise, plenty of daylight, and an emphasis on texture and tactility. The space feels calm and warm
The apartment is located on the top floor of the building and has access to the roof. On the roof there is a terrace with a summer kitchen, dining area and lounge area.
On the lower level there is a spacious living room with a staircase to the roof, a kitchen, dining room, master bedroom, children’s room, two bathrooms and an entrance hall.
A lot of natural wood and veneer, as well as natural fabrics, were used in the design.

Volumetric and space-planning solutions

One of the key features of the layout is the looped circulation through the main rooms of the apartment. The use of tall sliding doors and the fact that the partitions of the central block (housing the bathroom and laundry) have glass upper sections create the feeling of one continuous space.
A rooflight above the kitchen made it possible to place the kitchen deeper in the plan while still keeping natural light. Daylight also reaches the guest bathroom through the glazed upper parts of the partitions.
The staircase leading to the rooftop terrace also has continuous glazing in the roof, which creates an additional play of light in the living room.

Kitchen–Dining–Living: a circular enfilade

The brief was to create a lively, shared space — so we organised a ring-like enfilade with free circulation and natural scenarios for communication. All areas are connected — each zone flows smoothly into the next.

Master bedroom

The main bedroom also features plenty of timber textures: veneered wall panels, wooden furniture and doors. The en-suite bathroom is finished with natural wood as much as technically possible. There is no separate walk-in wardrobe here, but we managed to integrate sufficient storage without sacrificing usable floor area.

Guest bathroom

Although the guest bathroom is located inside — in fact right in the middle of the apartment — it still has access to natural light thanks to the glazed upper parts of the partitions and the rooflight in the adjacent kitchen. Here we also aimed to use timber in the finishes, as well as other natural textures — concrete and stone.

Children’s room

The second bedroom is the children’s room: a light, neutral base with warm terracotta accents, soft textures and convenient areas for play, sleep and storage.

Terrace

From the apartment — from the living room — you can go up to the roof. Here there is a private terrace with a summer kitchen, dining and lounge areas, as well as an open space. There are fixed canopies, a bioclimatic pergola and a glass canopy. The covered area can be closed off with sliding glass partitions, and planters with bamboo are placed around the perimeter.
On the lower level, along the full width of the apartment, there is another terrace. Privacy is also ensured by densely planted bamboo.
